We supply you with an email link directly to our booking site so that you can cancel or modify your booking at any time or you can just phone us. No automated system or being placed on hold, no transfer to another department!

TERMS AND CONDITIONS
Please ensure you have read and fully acknowledge our Terms and Conditions before completing your booking with us. The booking is not considered confirmed unless the deposit has been paid in full. By booking with us, you acknowledge you have read and agree to our terms and conditions below:
I/We acknowledge that person(s) listed on the registration details must be 18 years or over and this is the guest who the access details will be sent to.
PAYMENT & BOOKING CONFIRMATION
Please note our properties are self serviced and there is no reception on site.
We accept VISA & MASTERCARD. We do not accept any other credit cards.
Please make sure that these details are correct and advise us if there are any changes to be made immediately.
We accept/authorise Hobart Villas will put a pre-authorisation on the credit card supplied for credentials and/or security deposit. A security deposit of $200.00 is Pre-authorised on the day of check in.
If the Guest/s wish to cancel their reservation, the deposit will be refunded as follows;
0% if cancelled less than 14 days prior to check in.
100% if cancelled 14 days or more prior to check in.
Please note that there are no refunds at any time for the discounted Non refundable rate.
HOBART VILLAS HAS A NO SMOKING POLICY
Please do not smoke inside any of our properties or in close proximity to any open doors or windows. If the house smells of smoke at the end of your visit, our cleaners will need to deodorise the property and you will be charged for this cost.
CHECK IN / CHECK OUT
Check in is from 2.00PM. Checkout is strictly 10.00AM.
Arrival/Departure Times: Frequently we have changeovers on the same day. This means that one booking finishes in the morning and a new booking commences in the afternoon. During the gap, our cleaners need to get in, check the property, clean it, change the linen and leave it in perfect condition for the next guest. We stagger the departure and arrival times for the properties to give our cleaners a bit of extra breathing space. Occasionally we can accommodate a late checkout (particularly if we do not have a changeover on that day. Please contact us a day before your departure if you would like to check whether this is possible. Otherwise, please adhere strictly to the departure time (unless expressly agreed to by us).
We are unable to store luggage prior to check in or after check out.
The Number of Persons staying at the accommodation MUST NOT exceed the number of persons stated in the booking details. The maximum number of guests allowed to stay at Hobart Villas is 4 per Villa (Including Children ). If any extra beds are used above the number of guests entered into our booking system this will be deemed as an extra guest staying and charged accordingly on checkout to the credit card supplied.
Accommodation is rented for accommodation/holiday use only and no functions/parties are permitted.
NO EXCESSIVE NOISE AT ANY TIME
Please respect our neighbours at all times. We have received noise complaints from neighbours in the past and we take such complaints very seriously. We reserve the right to evict noisy or disrespectful occupants from our property and booking fees paid will not be refunded. If we have to visit the property to investigate a complaint, we may charge a $50 call out fee.
NO PETS ALLOWED
Unfortunately pets are not allowed on the premises or common areas under any circumstances.
Each Villa comes with Internet/WIFI access. We offer this free of charge. As much as we understand that we like WIFI to always run correctly we do not accept liability if the internet is to drop out and or have issues through the duration of your stay. If there are any issues we will do our best to have these rectified.
Credit Card details are held by Hobart Villas1 for security purposes. We expect the accommodation to be returned to us in the condition presented on arrival. Breakages or damages not caused by normal wear and tear will be charged to your credit card if necessary.
Any breakages or damage to the accommodation, its fittings or facilities will be charged to the Guest at replacement/repair cost plus 10% and administration Fees
No responsibility is taken for personal items left on premises during or after departure. Hobart Villas does not accept liability for any injury, damage, loss of additional expenses caused directly or indirectly by events, which are beyond our control. We do not accept liability for errors, omissions, default or negligence represented on our website. Rates are subject to change without notice except for Confirmed Bookings.
All of the guests jointly and severally agree in consideration of the payment of the deposit as follows: The guest hereby authorise Hobart Villas to collect credit card details of any of the guests and to retain those details until we have checked the property.
In the event that the property has been either damaged, or left in an unsatisfactory manner, whether such damages are wilful or not, in the sole and absolute discretion of the Property Managers or left in an excessively dirty or untidy state in the sole and absolute discretion of the Property Managers , Hobart Villas may without reference enter a debit on the security deposit or supplied credit card details of the guest and the guest hereby authorise Hobart Villas to do so.
Nothing in this agreement shall compromise the Hobart Villas right to issue legal proceedings in Tasmania or elsewhere at its discretion seeking damages and/or any claim, which may arise by reason of the negligence and/or wilful damage of the guests and/or invitees whatsoever. Guests and invitees of guests are expected to behave in a manner, which is conductive to the safety, comfort and convenience of other guests and/or neighbouring properties and will abide by any house rules.
“NO EXCESSIVE NOISE OR UNAUTHORISED USE OF THE PROPERTY” IS TO BE STRICTLY ADHERED TO
Failure to adhere to this rule will result in receiving a warning or the occupancy being TERMINATED immediately at the property. Hobart Villas or its agent is authorised to do whatever is required to enforce the eviction of any Tenant and removal of Tenants property. This includes guests visiting the property during your stay. No refund will be given for early or unscheduled departure. The accommodation you have hired is to be used for holiday purposes only. Any unauthorised use will result in immediate eviction with no refund of monies paid.

When a guest registers or an invitee of a guest enters the premises, they are deemed to have agreed to be bound by these conditions. A late checkout fee will be charged if the property is not vacated by 10am (unless expressly agreed by Hobart Villas) on the day of departure. This departure fee can be debited to the guest and the guest hereby authorises Hobart Villas to do so.
Should any keys, TV remotes, etc. be missing, the guest authorises the agent to debit them for the full costs of the replacements.
Access: Guest shall allow the Home owner access to the property for the purpose of repair and inspection. The Home owner shall exercise this right of access in a reasonable manner.
If the premises appear dirty or damaged upon check in, the Guest/s shall inform the Home owner immediately.
People other than those in the Guest party may not stay at the property overnight. Any other person in the property is the sole responsibility of the Guest/s at all times.
All of the surrounding units are privately owned; neither the Home owners nor the surrounding property owners are responsible for any accidents, injuries or illness that occurs while on the premises or common areas of the facilities whatsoever. The Home owners are not responsible for the loss of personable for the loss of personal belongings or valuables of the Guest/s. By accepting this reservations, it is agreed that all Guest/s are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
The premises and all furnishings are to be kept in good order
Only use appliances for their intended uses.
Parking is limited to 1 vehicle. That vehicle is to be parked in the designated parking areas only. Parking within the common areas of the grounds is not permitted. Any illegally parked cars are subject to towing; applicable fines/ towing fees are the sole responsibility of the vehicle owner.
There is no daily housekeeping service. While linens and bath towels are included in the unit, a daily upkeep service is not included in the rental rate. We suggest you bring beach towels as we do not permit towels or linens to be taken from the property.
The property is to be used solely as a holiday unit. No parties or events of any nature are allowed. Excessive cleaning, garbage disposal or property damage / breakages will result in the loss of the security deposit as well as any associated costs over and above the security deposit to be paid by the Guest / s directly to the Home Owners.
Do not flush anything other than toilet paper down the toilets. No feminine products should be flushed at any time.
No refunds will be given for bad weather. All bookings are placed at Guest / s risk.
